Communication is one of the most important aspects of property management and the GDC will be available 24/7 for any critical issues that may arise in relation to the property. You will be assigned a property manager who will be your point of contact throughout your rental experience with us.


As a tenant, you have certain responsibilities to uphold, including paying rent on time, not damaging the property and general care of the property. Unless stated otherwise, it is the responsibility of the tenant to maintain the lawns and garden areas. The tenant is in charge of changing lightbulbs in the property as well as smoke alarm batteries, although the homeowner must supply sufficient smoke alarms at the beginning of the tenancy period.


Regular inspections of the property will be conducted at least every three months, tenants will be given at least 2 days’ notice of upcoming inspections, but we aim to give a weeks’ notice.

The aim of these inspections is to ensure the property is in the same conditions as it began and to ensure is it in a clean and tidy state. The inspections are also to locate any maintenance issues that may have arisen on the property and to find a solution to these issues.

Bond & Letting Fee


We require 4 weeks rent as bond for the property. This bond will immediately be lodged with the Ministry of Business, Innovation and Employment's Tenancy Services and you will be required to complete an application to get your bond back, less any maintenance, cleaning or repair costs that may be necessary when you vacate the property. If you leave the property in the same condition from when you moved in, you will receive your full bond back.

Letting Fee

We require a letting fee of one weeks rent before you move into the property

Utility connections

Unless stated, it is the responsibility of the tenant to organise, and pay for, the utilities for the property (including power, gas, internet) and they will be under the tenants name. Tenants will be informed of what utilities are required for the property, whether it be just power or also gas (pipeline or lpg bottles).


You cannot make any alterations to the property without written consent from the homeowner. In relation to wall fixtures (nails, picture hooks, command strips), if approved by the homeowners, you may be required to return the wall to their original state before you vacate the premises, at your own cost.

Maintenance Issues/Repairs

If you notice any issues or repairs needed, just call our property manager and we will sort out the rest. We will confer with the homeowner and arrange for a contractor to sort the issue in a timely manner. These maintenance issues will be no cost to the tenants.


It will be the tenants’ responsibility to transfer rent to our account on a weekly basis. We have zero tolerance for late rent payments and will contact you directly if the rent is not received on time to locate the rent.

We will also require 1 weeks rent in advance before you move into the property.
